The primary industrial site is partially improved with a gravel base on a portion of the site. Water is available at Asti Road. Gravity sewer service is not available; a private force main would have to be constructed and maintained by the property owner to obtain sewer service for the land within the city of Cloverdale. Sewer and water services for the land located in the County including the River parcel would need to be further investigated but would most likely invoke mandatory annexation into the City. An OUSA potentially includes encumbrances related to easement for a future public trail and a future public water reservoir (tank).
